How are dividends, rent, interest and royalties taxed?

Income Recipient 2026 rate Who pays
Dividends resident or non-resident individual 5% company withholds
Dividends foreign company 5% (treaty may lower) company withholds
Dividends Armenian company 0% —
Rent individual 10% + 10% on the excess over AMD 60m/yr company/IE tenant withholds 10%; otherwise you
Interest on deposits, listed bonds individual 10% bank

Government bonds individual 0% —
Royalties individual or foreign company 10% payer

No expenses are deducted from rent. The AMD 60m threshold counts all your leases in the calendar year. An unregistered lease must be declared within 5 days of handover.

Worked example: commercial building, AMD 75m a year

  • 10% withheld by the corporate tenants: 7,500,000
  • Excess over the threshold: 75,000,000 − 60,000,000 = 15,000,000
  • Extra 10%: AMD 1,500,000, self-assessed in the annual return
  • Total tax AMD 9,000,000; you keep 66,000,000

By comparison, an apartment let to an LLC for AMD 400,000 a month: the LLC withholds 40,000 a month, 480,000 a year, nothing more to pay. An AMD 10,000,000 dividend to an individual: tax 500,000, net 9,500,000.

What changed in 2025–2026?

The rates did not change. Since 1 December 2023 individuals must declare unregistered leases and self-assess tax on rent from private tenants. Annual returns for 2025 income can be filed until 1 November 2026 (transition); from 2027 the window is 2 March to 1 July. Armenia has exchanged financial account information under CRS since 2025.

Who is this calculator for?

Relocants letting a flat in Yerevan, LLC owners paying themselves dividends, investors with deposits or loans to companies, and authors or developers earning royalties. Rent received through an IE on turnover tax is taxed differently: use the turnover tax calculator. For company profit before dividends, see the VAT and profit tax calculator, and read Taxes in Armenia.

This is an estimate. The 20% rate on other interest follows PwC and KPMG; whether self-assessed rent needs quarterly payments is not fully clear.
